Our Professional Refinishing Process will Renew Your Hardwood Floors in No Time

1. Prepping Rooms

Before beginning our floor refinishing process we perform a number of steps to ensure a thorough and complete project. We start with sealing off all work rooms, and covering cabinetry and appliances with plastic keep out dust. We or the homeowner removes all furniture, window drapes and rugs. Heat vents and electrical boxes are also covered to prevent dust intrusion. Finally, we gently remove foot molding around the perimeter.

2. Patch & Repair

Before starting the floor sanding process, we check your hardwood floors for any holes, deep scratches, as well as loose boards. Loose boards we will apply nails; some boards may need replacing. For holes, divots or deep scratches we're repair using wood filler. Then we'll let the filler dry completely (a few hours), and wipe down the floor with a damp rag.

3. Sanding & Buffing

Our sanding process generally consists of two passes with our commercial sanding equipment, which captures most dust. This is followed by 1 to 2 passes with a fine grit sandpaper on our buffer. This process will vary in time depending on room size, generally taking 1.5 to 2 days per 600 square feet.

4. Cleaning & Staining

Now we'll work to ensure your floor and room are completely clean by wiping down walls to prevent dust from falling to the floor on the new finish. The floor is ready for staining. In order for the stain to penetrate the wood evenly, use a technique called "water popping." Finally, we'll apply the Duraseal stain you've chosen.

5. Apply Finish Coat

The finish is applied last, over the stain, and it's a coat of water-based polyurethane that provides a protective layer and attractive sheen to your floors. Water-based polyurethane is safer and more eco-friendly than oil based. We apply 3 coats on all our jobs. And there are different options for sheen or shiny-ness levels of the polyurethane. Generally this process takes 2 days to complete.

6. Ready in Few Days

Lastly, it's only a matter of waiting a few days and your floors are ready! In 1-2 hours your floors are walkable, but we recommend waiting 72 hours before furniture is put back in place, or pets are allowed on, and 2-3 weeks for rugs.
